By using our online services, you agree to be bound by these Terms & Conditions.
Upon receipt of your order, our web application system will check the details provided and process your request. If we are unable to identify the property or land, you will be notified. Once the property has been identified, we will undertake a search of the HM Land Registry records to establish whether the property is registered. If the property is registered (noting that the vast majority of properties are registered), we will obtain official copies of the Title Register and/or Title Plan (as held at HM Land Registry) and issue the document(s) to you via email in PDF format. The majority of orders are processed within 1 hour (please note that our working hours are Monday to Friday, 8.00 am – 11.00 pm). There is no weekend processing. You are agreeing to pay landregistrydirect.uk to carry out a search to establish whether the property is registered with HM Land Registry, and if it is registered, to obtain an official copy of the Register and/or Title Plan. Please note that in some cases, a search of the Index Map may be necessary to establish whether the property is registered; an Index Map Search may take several days to conclude.
The Title Register should be read in conjunction with the Title Plan.
We are an independent company with direct access to HM Land Registry's records, providing a Land Registry search service for conveyancing purposes. We are not affiliated with the UK Government. The documents we provide are official copies as held at HM Land Registry. We are not responsible for any errors in the documentation or information provided. The documentation is supplied "as is." Neither we nor any third party will be liable to you or any third party for any loss or damage, direct, indirect, or consequential, arising from (i) any inaccuracy, incompleteness, delay, interruption, error, or omission in the delivery of the data or any other information supplied through our services, or (ii) any decision or action taken by you or any third party in reliance upon the data. We, and any third party, are not liable for loss of business revenues, lost profits, or any punitive, indirect, or consequential damages, whether in contract, tort, or otherwise, even if advised of the possibility of such damages. Transmission may be subject to arbitrary delays beyond our control, which may delay the provision of services and the execution of your orders. You acknowledge that neither any information service provider, third party, nor we will be liable to you or any third party for any losses arising from such delays.
You agree to pay the fee for the service provided to you. All services must be paid for in advance by credit/debit card. Payment is processed through PayPal's card processing service.

You bear all risks arising from any use or results of using information provided by landregistrydirect.uk. You are responsible for validating the integrity of any information received via the Internet. If contacted before the service is provided, you will be eligible for a refund. However, once the service has been rendered, refunds no longer apply as this is a digital documents service and the documents will have already been sent to you.
Distance Selling Regulations
You have the right to cancel within 7 working days under the Consumer Protection (Distance Selling) Regulations 2000, as amended.
Please note that this does not apply if our service has been provided within 7 working days of the contract being concluded. In these circumstances, your cancellation rights will end when our service begins.
